Many property owners do not realize that they are overpaying their tax share. For this reason, we believe that most commercial and industrial property owners need professional representation in order to ensure that he/she is paying only their fair share. One of the most important aspects of our service is obtaining tax relief on properties that their owners were not aware had a tax problem. Professional assistance is needed by the taxpayer throughout the tax assessment review and appeal process.  The intricacies of the procedures require experience and understanding in order to minimize taxes.

In addition to guidance from property tax professionals, brokers, realtors, appraisers, the property tax assessment authorities use their own and independent techniques to estimate income and apply their own formulas, by using a few models, to evaluate property.  Sometimes, lack of knowledge and experience in these areas, as well as a shortage in appraisal staff and support, lead to lack of cooperation by appraisal staff to agree with the requested value, and sometimes even results in the tax value being increased. As your property valuation consultants, we provide an Initial Analysis, Analyze your property tax levels and enter into negotiations, first informal, then formal with Appraisal Review Board if needed, prepare and file necessary property reports, and be available for discussions of tax problems. We evaluate issues such as comparable sales, building measurements, property characteristics, comparable property assessments, age deductions, errors, and area market data, as well as secure tax refund payments when applicable.
